Home Information Packs

with a personal quality service

Any residential property marketed from the 14th December 2007 will now require a Home Information Pack.

At present properties can be marketed once a pack has been commissioned.  However, this is changing and from the 1st June 2008 properties cannot be marketed until a complete Home Information Pack is available.

Home Information Packs contain legal information about the property including copies of the title of the property and searches.  The pack also contains an Energy Performance Certificate which rates the energy efficiency of the property and contains suggestions as to how you can make your property more energy efficient.

Fisher Jones Greenwood LLP can prepare your Home Information Pack at competitive rates which the seller will own.  We also offer the choice to pay now or pay later.  With many estate agent produced Home Information Packs the seller may not own it, which means that if the seller decided to change estate agents they may find themselves paying an inflated fee for the Pack to be made available to their new estate agent.  Our Home Information Packs are fully accessible online for the sellers appointed estate agent.

We use Official Local Authority searches where possible which is an added advantage to the seller.  Many conveyancers’ will not rely on searches contained within the Home Information Pack if they are carried out by a private search organisation and not directly with the Local Authority.  By using Official Local Authority searches the Conveyancer acting on behalf of the buyer will not have to submit a search application once receiving the draft contracts.  They can rely on the results already contained within the Home Information Pack.
