Remortgaging is the process of switching your mortgage to a better deal, or for other reasons like releasing equity from your property. It can be with your existing lender or a completely different one. Your property is used as security throughout the process.
You may have heard the term ‘product transfer’ when dealing with your remortgage query, so it’s important to know the difference.
A product transfer is the act of moving to a new deal with your existing lender. Most of the time, you don’t need legal help. A remortgage is switching your lender.
There are many lenders who will offer ‘free legals’ when extending their remortgage packages. This means they’ll assign a solicitor that’ll act for you and them at the same time. This can be useful if your case is straightforward, but for more complex cases, you may want to find your own solicitor who has only your interests in mind.
Each case is different and usually, there isn’t a one size fits all approach. Timeframes and costs can differ, so your solicitor will be able to give you more accurate estimates throughout your process. However, knowing what you can expect at each stage can make a remortgage case feel much easier to navigate.
Step 1 – Once you’ve selected us as your solicitors to manage your case, we’ll begin to collect all the relevant information. We’ll need to gather your ID and complete necessary checks.
Step 2 – We’ll review your new mortgage offer once it’s been issued by your lender. We’ll ensure everything makes sense and is in order before carrying on with the process.
Step 3 – Next, we’ll check the title on your property and raise queries if necessary. You may need additional searches, but this will depend on your lender’s requirements.
Step 4 – We’ll discuss the offer with you and anything else that you should know about. Once you’re satisfied, you’ll sign the new mortgage deed.
Step 5 – At the completion stage, your new lender will release funds, and your existing mortgage will be redeemed. If you’re remortgaging to release equity, any remaining funds will be sent to you. At this stage, we will also update your title at the Land Registry.
Step 6 – When your registration has been confirmed by the Land Registry, your process is complete. We’ll let you know once everything has been finalised.

Request A CallbackHow long does it take to remortgage a property?
Generally, remortgage cases can take between four and eight weeks from start to finish. Timescales can vary depending on the complexity of your case though, so your solicitor will be there to offer more accurate time estimates depending on your individual case.
Do I need a solicitor to deal with my remortgage?
If you’ve decided to switch to a new lender, then you will need a solicitor. They must deal with the legal transfer of the mortgage charge on your property, and they can help make the entire process run smoothly. However, if you’ve decided to stay with your current lender but moving to a different deal, which is also known as a product transfer, you most likely won’t need a solicitor.
Can I add or remove someone from my mortgage when looking to remortgage?
Yes, you can add or remove someone when remortgaging your property. Your solicitor can help handle this part of the process as well, making any relevant changes to the title.
What documents do I need for my remortgage case?
You’ll need ID and proof of address at the beginning of your case, as these will be used to determine you are who you say you are. Your solicitor will be on hand to help with any other documents, if needed.
What is a ‘redemption statement’?
A redemption statement is a document that comes from your existing lender, which states how much money is needed to pay off your current mortgage.
I want to remortgage a buy-to-let property, can I do this?
Yes, you can remortgage a buy-to-let property. It follows a similar procedure to that of a residential remortgage but there are some differences. Your solicitor can advise you and guide you through this process if this is relevant to your case.
How much does a remortgage solicitor cost?
At FJG, we always ensure to be transparent when it comes to fees. The cost of a remortgage solicitor will vary depending on your individual case – your solicitor will be able to provide more information regarding your fees and costs.
